The following advice has been prepared to help you get the best price for your home. First things first, have a good walk around your home and look at it through the eyes of a prospective purchaser… are you going to put in an offer?

The outside of your home...

First impressions count, clear up the approach to your home. If you have a front garden - it is amazing what a tidy up and an hour of weed pulling can do.

Are your windows clean? The cost of a window cleaner is a small investment considering the possible sale price of your home.

Could your exterior paintwork benefit from a wash with some hot soapy water.

Hanging baskets and floral tubs are easily purchased from local garden centres (spring and summer months). They always give a cheery feel.

Cutting your lawn makes the difference. The smell of freshly mown grass… lovely.

Dog mess…. Is a real no, get rid of it.

The interior of your home...

Cleanliness is next to godliness! You are busy, but you are selling your home and a clean and tidy house is much more likely to sell and at the best price.

Dog and cats - we love them. Not everyone does, try and make sure that they are bathed and smelling lovely, they need to be on best behaviour when people view. If you can - take the dog for a short walk if you have a viewing.

Consider getting your carpets steam cleaned - again, a small investment with a potentially large impact on your buyers.

Fresh bread, coffee aroma, vanilla pods in a low heat oven - all appeal to buyers. Remember the last time you went to the supermarket? The smell of the bakery department is irresistible.

Kitchens are important, make sure that it is tidy. Try and avoid leaving last night's meal in the sink.

Bathrooms and toilets - should look and smell fresh and clean.
